Below are three ways to invest in our real estate finance deals.

Equity or Loan

Direct & Solo

As an investor you take the full amount offered in the listing. This is the most common approach by our investors wanting full control and discretion. Deallocker offers a third-party independent advisor to underwrite the deal if needed.

Equity or Loan

Direct & Club

Organise your own investor club or we can help find investors to co-invest. Common for investors who dont want to invest the full amount. Deallocker can offer a third-party independent advisor to underwrite the deal and represent all investors.

Loan only. For ProSubscribers.

Participation

Participate in a loan already underwritten and invested by an asset manager or family office. Returns are lower as the asset manager takes a fee but investors benefit from another asset manager having already committed capital.

Security and counterparty risk

As professional investors you know that direct private investing can offer exceptional returns, but it comes with substantial capital risk. We are continually developing innovative ways to evaluate deals to manage counterparty risk by listening to your feedback. Here are some of our features.

Sponsor & broker pre-screen

We require all deal providers to undergo ID verification and to be approved only after internal checks have been made and before they can list a deal.

Commitment & track record

We show how much the sponsor is committing to the deal and can analyse a sponsors track record based on associated previous SPVs.

Leverage third parties

Investors can invest in deals already underwritten by a family office or asset manager (participation deals, see below), or where senior bank finance is in place.
